We believe that this relates to cheap borrowing and the significant reduction in property values during 2008.
The majority of the activity has been in the mid market i.e. between £200,000 to £300,000, although in addition we have seen more first time buyers entering the market. This will be enhanced by the recent announcement by HSBC that they will now lend upto 90% of a property's value subject to certain criteria.
What is interesting to note is that there is a shortage of property available on the market and we therefore urge all potential purchasers not to rush into buying a property without seeking professional survey and valuation advise. A continued shortage of available property in the market place could lead to rising prices.
